Roof algae is a living thing, Gloeocapsa magma, and it arrives as airborne spores, mostly from nearby roofs. It settles wherever a surface stays damp long enough, and on a shaded north slope in Whatcom County that is most of the year. Algae stains the roof. Moss is the one that does structural harm.

A pressure washer takes all of it off in an afternoon, along with the granules that protect the shingle. Softwashing is a cleaning solution at roughly garden-hose pressure, left to sit, then rinsed. It looks less dramatic on the day. It is also the method the manufacturers publish for their own shingles.

Neither method stops the spores coming back, which is why we clean on a schedule.

How it works

How to become an EverCare member.

Every property prices differently, depending on roof area and pitch, how much driveway there is, and how much sits in shade, so the walkthrough and the quote are free. Whatever the figure comes to is split into twelve equal payments, and there is nothing large to pay up front.

  1. We walk your property

    We look at the roof, siding, hard surfaces and drainage, then build the schedule around what we find.

  2. You pick your months

    Each season has three months to choose from. Pick one and the year is set.

  3. You pay monthly

    The year of work is split into twelve equal payments. There is no bill before each visit.

  4. We show up on schedule

    Licensed, bonded and insured, and they know the property by the second visit. You do not need to be home.

The ones that actually decide it.

It depends on the property: roof area and pitch, how much driveway and walkway there is, and how much of the house sits in shade. The walkthrough and the quote are free. Whatever the figure comes to is split into twelve equal monthly payments, so you are not paying for each visit as it happens.

No. The crew needs access to the outside of the house and an outdoor tap. The winter visit is the exception, because the filters, alarms and vents are inside, so we arrange a time for that one with you.

Because the growth comes back. Roof algae spreads by airborne spores, mostly from nearby roofs, and it settles wherever a surface stays damp long enough. A pressure washer runs at three thousand PSI or more and takes the protective granules off asphalt shingles along with the growth. GAF's own technical bulletin warns that power washing shingles can dislodge granules and lead to early shingle failure. The cleaning method GAF publishes for its shingles is a solution applied with a sprayer, left to sit, then rinsed at low pressure. That is softwashing. Driveways and other hard surfaces are different, and those do get pressure.

Yes. Each season lists three months and you pick one, so the crew comes four times a year, once a season. Some people want the roof done as soon as the rain eases in March. Others would rather wait until May. Once you have chosen, the year is booked.

No. Eleven of the fifteen services are outside and four are inside, which is the main difference from most maintenance plans. The winter visit covers dryer vent lint, furnace filters, batteries in the smoke, carbon monoxide and moisture alarms, high dusting, and sealing the gaps rodents use to get in.
